1. PROPERTY DESCRIPTION:

2. TERM OF LEASE:

3. RENT:

4. SECURITY DEPOSIT:

This deposit shall be held by the Landlord as security for the Tenant's performance of the terms and conditions of this Agreement. The deposit shall be returned to the Tenant within 21 days after the termination of this Agreement, less any deductions for damages beyond normal wear and tear, unpaid rent, or cleaning costs.

5. UTILITIES:

The responsibility for utilities shall be as follows:

Tenant is responsible for: Electricity, Gas, Internet

6. USE OF PREMISES:

The Premises shall be used solely for residential purposes and personal artistic endeavors (painting) by the Tenant named above. No commercial activity, other than occasional online sales of personal artwork, shall be conducted without prior written consent from the Landlord.

7. MAINTENANCE AND REPAIRS:

Landlord's Responsibilities: The Landlord shall be responsible for major structural repairs to the Premises, including plumbing and electrical systems not damaged by tenant negligence.

Tenant's Responsibilities: The Tenant shall be responsible for keeping the Premises clean and in good condition, and for minor repairs resulting from their own negligence or misuse, such as clogged drains or lightbulb replacement.

8. ALTERATIONS:

The Tenant shall not make any alterations, additions, or improvements to the Premises without the prior written consent of the Landlord. This includes painting walls or installing fixtures.

9. ACCESS BY LANDLORD:

The Landlord shall have the right to enter the Premises with reasonable notice (usually 24 hours) for inspection, repairs, or to show the Premises to prospective tenants or purchasers, except in cases of emergency where no notice is required.

10. PETS:

No pets are allowed on the Premises.

11. GOVERNING LAW:

This Agreement shall be governed by and construed in accordance with the laws of the State of California.

12. ENTIRE AGREEMENT:

This Agreement constitutes the entire agreement between the parties and supersedes all prior agreements, understandings, negotiations, and discussions, whether oral or written.

1. PREMISES:

The Landlord agrees to lease to the Tenant, and the Tenant agrees to lease from the Landlord, the commercial studio space located at:

Creative Hub Building, Studio 4A, 100 Commerce Way, Metropolis, NY 10001

(Hereinafter referred to as the "Premises").

The Premises are intended for use as a professional photography studio.

2. TERM:

The term of this Agreement shall commence on August 1, 2025, and shall terminate on July 31, 2026, unless sooner terminated as provided herein.

3. RENT AND FEES:

The Tenant shall pay a base rent of $3,000.00 (Three Thousand Dollars) per month, due on the 1st day of each month.

In addition to base rent, the Tenant shall be responsible for the following fees/charges:

Common Area Maintenance (CAM) fee of $250.00 per month.

Utilities (electricity and gas) based on metered usage.

4. SECURITY DEPOSIT:

A security deposit of $3,000.00 (Three Thousand Dollars) shall be paid by the Tenant upon execution of this Agreement. This deposit shall be held by the Landlord to secure the Tenant's performance of its obligations hereunder.

5. USE OF PREMISES:

The Premises shall be used exclusively for professional photography sessions, including client shoots, product photography, and workshops. Any other use requires the Landlord's prior written consent.

Tenant agrees to comply with all zoning ordinances, laws, and regulations applicable to the Premises, including noise restrictions.

6. EQUIPMENT:

The following equipment is provided by the Landlord and included in the rental: Two (2) Godox AD600 Pro strobe lights, Two (2) C-stands, One (1) 9ft seamless background support system. Tenant is responsible for the proper use and care of this equipment. Damages to Landlord's equipment due to Tenant's negligence or misuse will be billed to the Tenant.

7. INSURANCE:

The Tenant shall, at its own expense, obtain and maintain during the entire term of this Agreement, commercial general liability insurance with minimum coverage of $1,000,000 per occurrence, naming Creative Hub LLC as an additional insured. Proof of insurance shall be provided to the Landlord upon request.

8. MAINTENANCE AND REPAIRS:

Landlord's Responsibilities: Structural components of the building, major HVAC systems, roof, and exterior repairs.

Tenant's Responsibilities: Interior non-structural repairs (e.g., patching small holes in walls, replacing damaged flooring tiles), routine cleaning, upkeep of leased equipment, and minor maintenance (e.g., lightbulb replacement, ensuring proper waste disposal).

9. ACCESS AND INSPECTION:

The Landlord reserves the right to enter the Premises at reasonable times (with 48 hours prior notice) for inspection, maintenance, repairs, or to show the Premises to prospective tenants or purchasers. Emergency access without notice is permitted for immediate threats to property or safety.

10. INDEMNIFICATION:

The Tenant agrees to indemnify and hold harmless the Landlord from and against any and all claims, damages, liabilities, and expenses arising from the Tenant's use of the Premises or any breach of this Agreement, including but not limited to any personal injury or property damage sustained by Tenant's clients or guests.

11. DEFAULT:

In the event of a default by the Tenant (e.g., failure to pay rent within 5 days of the due date, violation of commercial use restrictions), the Landlord may, after providing 10 days written notice and an opportunity to cure, terminate this Agreement and pursue all legal remedies available, including eviction.

12. GOVERNING LAW:

This Agreement shall be governed by and construed in accordance with the laws of the State of New York.
