A Room Rental Agreement becomes essential whenever an individual rents a single room within a shared property, rather than leasing the entire residence. This usually happens in roommate situations, student housing, or when homeowners lease out a spare room for additional income. Whether you're a landlord aiming to formalize responsibilities or a tenant looking for clarity, a bedroom lease agreement serves as the legal foundation of the shared living arrangement.

What Is a Room Rental Agreement?

A Room Rental Agreement, also known as a bedroom lease agreement, is a legally binding contract between a primary tenant or property owner and a secondary tenant who will occupy a specific room in the property. It outlines each party’s responsibilities, rent amount, house rules, shared space usage, duration of the lease, and termination terms. Unlike a full lease agreement, this focuses on the room and shared use of common areas such as kitchens, bathrooms, and living rooms.

It serves not only as legal protection but also as a communication tool, ensuring all roommates are on the same page—literally.
